Note: Although we encourage you to express your thoughts via the newsletter and website, the best way to voice your ideas for the community and to weigh in on community decisions is by attending the Morris Place open board meetings. We look forward to seeing you at the Thursday, November 18 meeting. Becht Engineering Property InspectionBefore the transition from the builders to the Association is finalizes, Becht Engineering will be inspecting the property to ensure that M&M lived up to their end of the bargain. They will be checking the structural integrity of the buildings and ensuring that common elements have been completed according to specifications. Becht Engineering sent out a survey to residents early October. If you have not sent your survey back to Becht, please do so immediately. Inspections will begin within the next few weeks. Reminder: Gas Grills Prohibited in Morris PlaceResidents who continue to store propane gas tanks in their units, common areas, or limited common areas are breaching NJ State Law and risk being fined by the appropriate authorities. (See www.morrisplace.net/main/regs/index.htm#grills for details.) Propane gas tanks are banned in townhouse/condominium complexes like ours because they endanger property and lives. And, as stated in the Public Offering Statement, simply storing gas tanks and other items prohibited by state law on the premises is enough to result in the cancellation of Association insurance on all buildings and their contents. Residents who still have propane gas tank must remove them from the property immediately. Amendment to Barbeque Grills Rules: Lighter Fluid ProhibitedA resident who has been working with mineral spirits for over 28 years has informed us that noxious fumes from burning lighter fluid cause nervous system depression and, in cases of prolonged inhalation, permanent nervous system and brain damage. The use of charcoal lighter/starter fluid in the community is now prohibited. Residents with charcoal grills are advised to use non-toxic alternatives to lighter fluid such as an electric charcoal lighter, solid fire brick starters, or a metal, chimney-pipe cylinder. For more information on the hazards of standard charcoal lighter fluid, please refer to the Material Safety Data Sheet posted on our Web site: www.morrisplace.net/main/grills/lighterfluid_msds.
